Building Strength and Opportunity.

The Accelerated Homeownership Program is intended for families who are mortgage-ready but are struggling to find an affordable home in Kent County.

While our traditional program continues to build new homes, this program preserves the affordable housing stock available for families earning 80% of the Area Median Income or below (see chart below). Habitat Kent also works with partner banks to ensure you get a low-interest mortgage.

Whether you have already pre-qualified for a mortgage or are exploring what options are available for your family, we are happy to talk to you and see if you may be eligible to purchase a home with Habitat Kent. 

Qualification Info.

Question 1: Do you financially qualify for a home?

Your income must be at or below 80% of the Area Median Income (AMI) for your household size. Check the chart below:

Question 2: Do you have the ability to pay for a home?

  • Minimum credit score of 620. Check your credit here.
  • You are able to qualify for financing with a mortgage lender for up to the purchase price of the home at minimum. If you do not have a mortgage lender you are working with, we are happy to refer you to a few trusted lenders in our community 
  • You are able to acquire a down payment either through saving or participating in an available down payment assistance program

Question 3: Will you partner with Habitat?

  • You are willing to complete a 6-8 hour HUD-sponsored homeownership class 
  • You will sign a release of your information so that your lender can verify your income in terms of AMI based on your family size, and share your pre-approval status with our team 
  • If your offer is accepted, you must meet all of your lender’s requirements, including a 6-hour homeownership class, and close within 60 days of signing a purchase agreement

  • You are willing to adhere to our Homeownership Covenant

Group Interest Survey

  • Habitat for Humanity of Kent County provides a variety of volunteer opportunities which can vary depending on the group size, age restrictions, season and general availability. Construction opportunities are full day commitments. Should you prefer a partial day activity or volunteers to work in shifts you will be scheduled for specific tasks or in one of our 3 ReStore locations.
  • Age restrictions apply to certain projects and will be enforced. Most tasks require volunteers to be at least 16 years old. Specific jobs may allow other ages. These restrictions will be indicated by a member of the volunteer services department when a date is offered.
  • Please acknowledge that you understand groups may not be confirmed until 30-60 DAYS PRIOR TO THE DATE AGREED UPON by our volunteer services department. Due to the volume of requests for volunteer opportunities, we will ask that you agree/disagree to the date we offer within a week’s time (unless otherwise noted in our email). This ensures we can look for an alternative date if necessary and place you within a timely fashion.
  • After the completed form is submitted expect to be contacted by a member of our volunteer services department within one week.
