Need
(One of the following conditions must be present)
- Structural defect or safety problems
- Inadaptability of the home for disabled people
- Overcrowding - more than two people in one room, or children of opposite sexes having to share a room
- Unstable living situation, transitional housing program, staying with friends or relatives, etc.
- Inability to qualify for VA, FHA, conventional or government loan
Willingness to Partner
(All requirements must be met)
*Habitat for Humanity places a strong emphasis on partnership, which must be demonstrated in many ways
- Participate in the application process; provide the necessary documentation; participate in the home interview
- Attend applicant orientation meeting and other required meetings
- Accept Habitat’s available properties and house design criteria
- Perform the required Sweat Equity demands of 300-500hours
- Attend the required homebuyer educational classes and workshops
- Work through the challenges of closing and purchasing your house
- Be honest and open in all of your dealing with Kent County Habitat, including keeping us informed of any changes in your circumstances that occur during the process
- Willing to accept the importance of monthly mortgage payments without default and the financial responsibility of homeownership
Ability To Pay
(All of the following must be met)
*We sell homes at 0% interest, so homebuyers must demonstrate the ability to make monthly mortgage payments
*Must fall between 30-50% of the area median income, adjusted for household size and updated annually
- Must show proof of 12 months of stable income
- Household income must be between the minimum and maximum income guidelines
- Existing long-term debt must be less than or equal to 45% of gross monthly income
- Projected housing expenses (mortgage and utilities) must be less than or equal to 35% of gross monthly income
- Must demonstrate the ability to be reliable in paying your rent, utilities and other bills
- Have ability to save and pay an earnest payment of $1,000 (this is a one time expense)
